Tweed Region Property Growth

You’re invited to join us as we celebrate our site launch at Scenic Ridge.

Talk always surrounds property prices on the Gold Coast, but the latest research shows while average land values rose about 20 per cent on the GC since 2009, homesites on the Tweed have jumped by almost 70 per cent over the same period.
The flourishing Tweed growth story has sent savvy buyers flocking in droves to south of the border, with new homesites released in the Tweed’s Bilambil Heights region offering rich coastal views – without the hefty price tag!

Buyers looking to get the best bang for their buck have jumped on board the new Scenic Ridge project, which boasts 44 homesites across a 13 hectare site with views of the ocean, offers lots ranging from 604sqm to more than 5.37ha, all at the attractive asking price from just $400 per square metre.

Figures from the Queensland Government’s Statistician’s Office shows the average homesite on the Gold Coast is just 419sqm and costs an average of $661 per square metre.

There has been a lot of talk about the strength of the Gold Coast market, the phenomenal success story that is the Tweed Coast is still relatively untold.

Our research shows while Gold Coast median land values have climbed by about 20 per cent since 2009, homesites on the Tweed have jumped by almost 70 per cent over the same period.

Scenic Ridge is unique, offering large lots close to the beach for a fraction of the cost you would expect to pay for a similar lot on the Gold Coast.

We are selling 800sqm lots for under $300,000 and have acreage lots starting in the low $400,000 range, so this really is an opportunity for purchasers to secure a coastal lifestyle for less, in a region primed for strong growth.

While Bilambil Heights has come of age, it still boasts a subtle country charm with lush landscaping and a rich history. The community spirit in the suburb is also proving very attractive with buyers.

This growth is being driven by more than $1 billion in new infrastructure and commercial projects planned for the Tweed and southern Gold Coast, and a relative lack of new land projects delivered in recent years.

Most new projects currently being delivered on the Tweed are apartment and townhome estates, and the majority of land on the Gold Coast sits in the northern corridor, so there is pent up demand for homesites in the Bilambil Heights area.

We are forecasting a shortfall in housing supply in the Bilambil Heights region over the coming years, so we anticipate values will remain on an upward trajectory in the near future.

There has already been strong enquiry from local buyers as well as purchasers from the Gold Coast and Brisbane who recognise the value on offer and appreciate that recent road upgrades makes it possible to call Bilambil Heights home while working in the city.

Purchasers are chasing the opportunity to live in a brand new home in a boutique community, which offers peace and privacy while still being within easy reach of the beach, transport, great schools and employment hubs.

As a development, we’re taking great pride in ensuring the project compliments the existing landscape of the area, rather than dominating it. We’ve gone to great lengths to work with local contractors and communicate updates with local residents and look forward to continuing such relationships in the future.
